For many people, buying property is a budgetary balancing act. They can either buy under budget Yorkville, Toronto real estate that's not quite what they had in mind and renovate until they are satisfied or lay out their entire budget on a home that's exactly what they want. Whether you're the former, the latter, or somewhere in between, once you've gotten your hands on the new house it's time to make plans as to what needs to be done to it.

If you've bought the perfect home and blown your entire budget, congratulations! However, now you've still got to outfit and decorate your home - and on zero budget! The easiest way to do that is to simply content yourself with whatever furniture and decor elements you were able to bring over from your old District Lofts unit while you save up for a redecorate. If you haven't got any furniture, you can tide yourselves over with donations from friends and family or cheap purchases from goodwill stores.

If you've come down somewhere in the middle, with a house that's not quite perfect but a little wiggle room left in your budget, you're going to have to be very careful planning the renovations and redecorations. Make a list of everything, small and large, that needs to be done to make your piece of Port Perry real estate perfect. Then rank the lists in terms of importance. Then do another ranking in terms of expense. If you don't know how much a certain task will cost, have a builder in to do a free estimate or ask the staff at the hardware store.

Once you've done that, figure out what you can afford now and what you most want done and do it. Be patient and save up for the rest rather than overfinancing yourself. Otherwise you might end up putting the property back on the Richmond Hill listings before you're even finished because you've run out of money to make your mortgage payments.

And finally, for those of you who have bought a complete fixer-upper, you're going to need to go over the house with a fine toothed comb and the careful eye of a builder to see what needs to be done and in what order. For instance, leaky roofs would have to be replaced before scratched flooring. Be patient and take it one task at a time, and eventually you'll have a place that's the envy of the North York Condominiums community.
